Loft Clearance: Emptying Your Attic Safely and Tidily
A loft clearance empties the space above your ceiling of years of boxes, old furniture, suitcases and forgotten bags. PHX Services brings everything down through the hatch carefully, protects the landing on the way, and takes away whatever you no longer want.

What we do
Lofts fill up quietly. A few boxes go up after a move, then the Christmas decorations, a cot, an old television and a bag of curtains. Years later nobody is sure what is up there, and the thought of getting it down through a small hatch is enough to put the job off again.
We start by agreeing what is staying, what is going and anything you want to look through first. The work then happens in a steady order, so items come down safely and the landing below does not turn into an obstacle course.
- Boxes, furniture and bags brought down
- Landing and stairs protected
- Items you keep set aside
- Unwanted items taken away
Why people clear a loft
The usual reasons are a house sale, a planned loft conversion, insulation work, or simply wanting to know what is up there. Before a sale, buyers and surveyors want to look inside the loft, and a clear space makes that easier. Before a conversion or new insulation, the builder or installer will need the space empty.
- Before selling or moving house
- Before a loft conversion
- Before new insulation is laid
- Clearing a relative's home
Access through the hatch
A loft clearance is shaped by the hatch, the ladder and the boards. A narrow hatch means large items may need taking apart before they come down. A loft without boards means working carefully from the joists. Telling us what the access is like, or sending a photo of the hatch, helps us plan the job and the time it needs.
Anything heavy is lowered carefully rather than dropped, and the floor below is protected, because the landing is often carpeted and the walls close by.
What loft clearance cost depends on
Loft clearance cost is set by the volume of items, how awkward the hatch and ladder are, whether anything needs dismantling, how far it must be carried to the van and what kind of waste it is. A loft of light boxes is a quicker job than one holding an old wardrobe and a water tank surround. Once we know what is up there, we confirm a price for that agreed scope. Our house clearance cost guide explains the same factors in more detail.
Before we arrive
If you can, have a quick look through any boxes holding paperwork or photographs, because these are the things families most often want to keep. Make sure the ladder is safe to use and the loft light works, and clear a little space on the landing.

Frequently asked questions
How much does a loft clearance cost?+
It depends on how much is up there, the size of the hatch, any dismantling and how far items are carried. Photos of the loft help us confirm a price for the agreed work.
Can you clear a loft with no boards?+
Usually, yes, working carefully from the joists. Let us know in advance so the job can be planned for it.
Will you go through the boxes for me?+
We clear what you have agreed should go. If you want boxes checked before they are taken, we set them aside on the landing for you to look through.
Can a loft be cleared on its own?+
Yes. A loft can be cleared as a job by itself or alongside a garage or wider house clearance.
