For buyers and sellers in a chain

What to Do if Completion Is Delayed on Moving Day

By the PHX Services teamLast updated:

A calm plan for the morning your keys do not arrive when they should.

You are packed, the van is booked and the kettle is in a box. Then the call comes: completion has not happened yet. For anyone buying in a chain, this is one of the most common moving day problems, and it is also one of the most stressful because it feels completely outside your control.

Much of it is outside your control. What you can control is how ready you are for it. This guide explains why delays happen, what to do in the first hour and how a little planning in the week before turns a delay into an inconvenience rather than a disaster.

Why completion slips

Completion depends on money moving between several solicitors and lenders in the right order. If any link in a chain is late sending funds, everyone after them waits. Banking cut off times, a missing document or a buyer's lender releasing money late in the day are all ordinary reasons.

Understanding this helps, because it tells you the delay is usually a question of hours rather than something wrong with your purchase. It also tells you who can actually answer your questions, which is your solicitor or conveyancer, not the estate agent.

The first hour: who to call

Call your solicitor first and ask a specific question: what are we waiting for, and when do they expect it? A vague answer is common, so ask whether the delay is in your part of the chain or further along.

Then call your removal firm straight away, even if you have no firm answer yet. The earlier they know, the more options they have to rearrange the day, and the less time a crew spends standing at a locked door.

  • Solicitor or conveyancer: what are we waiting for?
  • Removal firm: warn them early, even without an answer
  • Estate agent: confirm where the keys will be released
  • Family or childcare: warn anyone relying on your timings

Keep loading if you can

If you are selling as well as buying, you normally need to leave your current home by the agreed time regardless. In that case loading usually carries on as planned, so the van is ready to go the moment keys are released.

Your removal firm can advise on the options if the delay runs into the evening. What is possible depends on the day, the crew and the distance, which is exactly why warning them early matters so much.

What to prepare the week before

Most of the stress of a delay comes from not having a plan B. A few simple steps in advance change that completely. Ask your solicitor what time they expect funds to move and what happens if it misses the day. Ask your mover what happens if you cannot get in.

Pack an overnight bag for everyone and keep it in the car. Have somewhere you could stay for one night if the worst happened, even if you never need it. And keep the fridge and freezer contents to a minimum in the last week, so a long wait does not mean spoiled food.

Avoid the Friday squeeze

Fridays and month ends are the busiest completion days, because many buyers and sellers pick them. More completions means more money moving and more chance of a late release. If your chain has any flexibility, a midweek completion often gives you a calmer day and more room to recover if something slips.

After the keys arrive

When completion finally happens, the pressure moves to time. Prioritise the essentials: beds assembled, kitchen box open, heating and water checked. Anything else can wait until tomorrow. A delayed day that ends with everyone sleeping in a made bed is a success.

Helpful answers

Frequently asked questions

Who should I call first if completion is delayed?+

Your solicitor or conveyancer, because they can see where the money is in the chain. Then tell your removal firm straight away.

Should the removal crew keep loading?+

If you have to leave your current home anyway, usually yes, so the van is ready as soon as keys are released. Talk it through with your mover on the day.

Can I choose a completion day that is less likely to slip?+

Midweek days are generally quieter than Fridays and month ends, which can make for a calmer moving day if your chain allows it.

What should be in my overnight bag?+

Medication, chargers, a change of clothes, toiletries, important documents and anything children need to sleep. Keep it in the car, not the van.
